What the audit covers
An irrigation controller knows what it was told to do: this valve, these minutes, this often. It does not know whether the emitter was blocked, whether the water ran off a compacted surface, whether one zone has been quietly under-watered since April. That is why a schedule can look correct on paper while plants decline and the bill climbs.

The most common question we are asked is whether an audit means tearing up the garden. It does not. A smart irrigation controller adjusts the schedule from weather data. That is an estimate of demand, and a good one — but it is still an estimate, applied blind to what each zone received. An audit is a measured period, not an inspection visit. The sequence is the same on a single villa and on a compound of forty.
One. The garden is divided the way the irrigation actually divides it — by hydraulic zone, not by how the planting looks. Zones that share a valve share a fate, and that is the unit everything else is reported in.
Two. Soil moisture sensors go into representative zones at root depth. No pipework is opened, no controller is replaced, no planting is disturbed.
Three. The system runs its existing schedule, untouched. This is the part owners find counter-intuitive: we deliberately do not fix anything yet, because a schedule that has already been corrected can no longer be measured.
Four. Readings accumulate across normal cycles until the pattern is unambiguous — in UAE summer conditions that means weeks, not days.
Five. The report states, per zone, what the controller dispensed against what the root zone received, where the two disagree, and what to change. What the schedule was told to deliver and what arrived are printed side by side, because the gap between them is where both the water bill and the plant loss live.
Most villas we measure were not obviously broken beforehand. The system ran, the controller reported its minutes, and the failure was invisible until plants started going. These are the signals worth acting on before an audit confirms them.
Plants dying in patches inside one zone. If a single valve feeds a bed and part of that bed declines while the rest holds, the problem is distribution, not volume — and increasing run time makes the wet half wetter without moving the dry half. This is the most commonly misdiagnosed failure we see, and the most expensive, because the instinct is to add water.
The bill rising while the planting declines. Two lines that should move together moving apart is the clearest evidence that water is being delivered somewhere other than the root zone — a leak past a valve, a bypassed dripper, an emitter watering a paving slab.
One schedule across unlike planting. Turf, mature palms, shrub beds and containers have different demand curves. A single run time across all of them is guaranteed to over-water some zones and under-water others simultaneously, and the bill shows only the sum.
A zone that never responds to a longer cycle. If adding minutes does not change what the soil reads, water is not arriving — and no adjustment to the schedule will fix a hydraulic fault.

Cost is driven by three things: the number of hydraulic zones that need to be represented, how long the measurement window has to run to be conclusive, and whether the site keeps the sensors afterwards for continuous monitoring. Area matters far less than zone count — a compact villa cut into many valves takes more instrumentation than a larger garden on few. Fewer than most people expect, placed deliberately. Sensors are assigned to representative zones — one per hydraulic zone class, not one per plant — so that each valve's behaviour is observed at least once. Adding sensors inside an already-represented zone tells you very little; adding the first sensor to an unobserved zone can change the entire diagnosis.
